Oketon Bed and Breakfast. 11 Flexbury Park Rd, Bude EX23 8HR
Introduction
Oketon is an Edwardian three storey family home. Our guest accommodation is located on the first floor with a guest lounge/breakfast room on the ground floor. The following statement gives a more detailed idea of our provision, however if you do have any specific needs or questions please do feel free to call us and discuss these.
Pre arrival
There are no train services to Bude. The nearest train stations are Exeter, Barnstaple, Plymouth and Truro; from which there are bus links to Bude. These run to the centre of Bude. From this point there is the Bude town service bus that runs to Flexbury Park Rd. There is also a taxi rank and the journey by car would take 2/3minutes. There are accessible taxis available; we can make bookings for you if needed.
The walk to Oketon B&B would take 12/15 minutes and some of this route is uphill. We would be available to pick up from this bus stop by arrangement if other transport is unavailable.

Arrival and car parking facilities
Oketon is in a quiet residential area of Bude and is an end terrace giving plenty of parking both in front and to the side of the property.
There is clear sign age to the front of the house in the porch window and on the side of the house.
We are available to help you with any luggage from the car to your room.
There is a dropped curb towards the front of the house.
The house is approached over a level tarmac pavement to the front gate.
The width of the front gate is 75cm.
There is a 5cm step.
Beyond the gate there is a 3 metre block paving path to the porch door.
The porch is well lit at night.
There is a door bell within the porch.
There is a dog bowl for water outside the porch and a dog towel inside the porch if needed.
Main Entrance
The porch door is 75cm wide and there is an 8.5 cm step.
The porch is 93cm deep to the front door.
The front door is 76cm wide and there is a 7cm step.
Public areas – Halls, stairs, landing, corridors etc
The hallway is well lit, level and laid to ceramic tiles.
There is a seat available and a guest bell.
The minimum width of the hall is 132cm
The stairs to the first floor and the guest breakfast room/lounge lead off this hallway.
There are 14 stairs to the first landing, they are 24cm deep, 19cm high and a minimum of 83cm wide; there is then a turn to the left and a further two stairs (24cm deep and 16cm high) leading to a corridor which is 1 metre in width.
The stairs, landing and corridor are covered with a short pile dark blue wool carpet.
There is a banister rail on the left hand side of the stairs and landing.
The two guest bedrooms lead off this corridor to the right hand side.
Guest breakfast room/Lounge
The guest lounge/breakfast room is accessed from the hallway via a doorway of ….cm width. This room has plenty of natural light and is well lit with a selection of lamps, wall lights and a central ceiling lamp at night. The floor is covered with a short pile beige wool carpet with a central rug in dark brown/red.
There are two wooden dining tables; measuring 72.5 and 74cm high respectively, these are fully moveable and extendable. There are six wooden dining chairs; two with arm rests being 45.5cm high, and four open sided which are 41cm high.
There is a two seater sofa in this room.
There is no TV in this room.

Laundry
There is a launderette in Bude town.
Bedrooms and Sleeping Areas
We have two guest bedrooms.
Our Millook room is accessed via a doorway which 73cm wide. The carpet is a light brown/beige short pile wool mix. This room has adequate natural light with a ceiling light and two bedside lamps.
There is a minimum access of 92cm around the bed increasing to a minimum of 1 metre to the bed end.
This room has either two three foot single divans; with access between beds of 33cm or one superkingsized zip link bed with access of 33cm to the wall side. The beds are 61 cm high.
This room has a full sized en-suite bathroom, accessed through a doorway which is 71cm wide, there are two carpet covered steps down into the bathroom, which are a minimum width of 73cm and 14cm high. The flooring is a light beige/cream coloured cushion floor. There is adequate natural daylight. There is a light pull switch to six ceiling spotlights. There is also a shaver light and point above the sink.
The bath measures 165cm x 68cm and has two grab rails. It is 55cm high with an electric shower over and a four-fold glass shower screen.
There is a minimum space of 79cm between the bath and the wall, a minimum of 99cm between the bath and the sink and a minimum of 87cm between the bath and the toilet.
Our second guest bedroom Duckpool is accessed through a doorway which is 74cm wide. The floor covering is a light beige short pile wool carpet. This room has adequate natural light with a central ceiling light and two bedside lamps.
There is a minimum access of 92cm around the bed widening to a minimum of 1.05 metre, and then increasing to 125cm at the bed end. There is a large bay window area to the end of the bed.
Gardens and grounds
There is a small front garden that guests have access to.
It is a mainly level surface.
It is surfaced with block paving and slabs There is a wooden garden table and chairs.
Additional Information
The property is fitted with a fire alarm system, with both smoke and heat detectors throughout the house.
There is a sounder in each guest room.
Escape routes are explained when you are shown to your room and they are on display in each guest room, these will be pointed out.
Emergency lighting will turn on in the event of a power cut.
We are a dog friendly establishment so service dogs are more than welcome and catered for.
There is a notice board with white board and pen in the hall way giving our mobile phone numbers and allowing messages to be left or picked up.
There is a call bell at the notice board to summon staff when needed.
There is a fridge on the landing if medication needs to be stored.
